TC Lead Gen - Co-Op Agents - Complete System w/Templates

Lead Generation Strategies - Active vs. Passive

Passive Examples - Q: Does your "passive" marketing support your "active" strategy and actions?

  • Email campaigns and newsletters
  • Most of what happens on social media
  • Etc.

Active Examples - This is a "Contact Sport"

  • Four Part Co-Op Agent strategies (covered in this blog)
  • Teaching classes within brokerages that you already have clients 
  • Etc.

Four Parts Co-Op Lead Generation System... 

  1. Opening - Processing a new file - Email template & phone script
  2. During the transaction - Weekly call - File updates and offering help - Phone script
  3. Post closing - Review - Email template, phone & video script
  4. Past Transaction - Continue to bring real value outside of the transaction - Email template & phone script

Lead Generation - Sales

Truly great and EFFECTIVE sales and lead generation is NOT all about "asking for the sale" or "always be closing".

For me great and EFFECTIVE "sales" and lead generation is all about two things:

  1. Provide FREAKISH levels of service BEFORE they become customers (exp: During the transaction, providing reviews and testimonials following the transactions, providing free editable tools and resources to help them run and grow their business, etc.)
  2. Build real relationships (exp: Most transactions will last 4-6 weeks - I would question my ability or intentions to develop real relationships and connections if I could not do it within a 4-6 week period)

It's never about "asking for the sale" or "always closing", but rather it's always about doing what it takes to EARN the right to ask for the sale. And it's very common or typical that when do what it takes to EARN the right for the sale that we simply may never need to ask for the sale. And during a typical transaction most TC's will have between 4 to 6 weeks to "blow their minds" and build a genuine relationship.

I know that you're crazy busy, and it is our goal to help ensure that you are both efficiently kept in the loop and that you get any help that you may need during this transaction. 

Question: To help ensure that we accomplish this to your satisfaction, could I ask if you have anyone on your team that you would like us to copy in on any updates, request or sharing of documents? 

Our promise: As mentioned above, we know that you are incredibly busy, and so we will never expect you to answer our calls, but please know that we will be leaving your a voicemail each Tuesday between 2 and 3:30.

Those voicemails will include two things, and These voicemails will be less than 60 seconds, and include two things.

  • Each of these calls will include any updates or questions that we have and...
  • We will simply be asking if there is there is anything or anyone that you have been trying to track down that you could use help with?

  • And is there anything that you could use help with at this time. For example: Is there is anything or anyone that you have been trying to track down that have been unresponsive or you could use help with?

I just want to be sure that I leave or post this where you would get the most benefit from it (exp: Facebook business page, Google reviews, etc.). So where exactly would you prefer that we leave the review to help ensure that it's where you'll get the most from it? Could I just ask for you to reply with a direct link to wherever that might be, and we'll be sure to get that posted as quickly as possible. And how big is your support team at this time? [This could open conversations for you to discuss their existing leverage or need for leverage - Continue to the conversation from there, and do not be afraid to also provide some free tools and resources that you may have to help them to more effectively run and grow their business - Some TC's will even offer to do a FREE transaction to see if they are a good fit, some will offer up to 3, and some none... This is personal, based on a business model and lead gen plan and strategy - Be sure to have a follow-up plan at the ready, and ensure they know what it is before you end the call - Set proper levels of expectation]


 

4 - Past Transaction - Continuing to bring real value outside of the transaction - Email template and phone script
